My business proposal is a one (1) acre lot situated in the city limits of Prince George, B.C., at the intersection of Foothills Boulevard and Chief Lake Road.
The property is zoned "Commercial C-5A" (please refer to attachment), however, the surrounding area is not zoned for commercial use which means there would not be any competition in the immediate area. There are utility services at the property line.
I strongly believe after conducting the traffic surveys (please refer to attached traffic surveys of Foothills Boulevard and Chief Lake Road) that the property would be an excellent location for a card lock operated, public self-filling gas station, using an Interac/Bank card, or Visa to complete the transaction. The station would not need an attendant, only a part-time caretaker, and could be monitored via a commercial digital television camera system connected to the caretaker's home. The property is available for a long term lease, or for sale.

On Thursday, June 4th, 1998 a traffic count was conducted at the intersection of Foothills Boulevard and Chief Lake Road. The weather was sunny and warm - a typical summer day.
The traffic count started at 7:00 A.M. and continued until 7:00 P.M. The results were surprising:
4,041 vehicles passed through the intersection with 5,282 passengers in the vehicles (1.285 persons per vehicle on average).
The heaviest traffic appeared to be on Foothills Boulevard compared to Chief Lake Road. 1,188 vehicles were headed to the downtown area and 1,129 were recorded coming back; while on Chief Lake Road 834 vehicles were headed downtown and 890 were recorded coming back.
Of the two areas studied, 2,022 went downtown and 2,019 were recorded coming back. Taking the number 2,022 (which is approximately 1/2 of the 4,041 total traffic count) and the reasoning "what goes up, must come down" , then subtract 5% for the same vehicles crossing the intersection more than one time, equals 1,921. If 10% of these vehicles stop to buy gasoline, coffee, cigarettes, sandwiches, newspapers or other convenience items, that equates to 192 vehicles with 246 passengers able to spend some money.
The corner one (1) acre property at the above-referenced intersection with two available exits; one for Foothills Boulevard and one for Chief Lake Road has a present zoning of C-5A which is suitable for a gasoline service station with or without a convenience store. (For other business and/or building possibilities, please refer to the attached City of Prince George Zoning By-Law).
The only gasoline service station on Foothills Boulevard is 14 km south, and the only gasoline service station on Chief Lake Road is 20 km west at Nukko Lake. For traffic from the north of Prince George taking the Chief Lake Road/Foothills Boulevard route into town, this proposed location would be the first gasoline service station that would be encountered.
The ever-increasing population in the rural area and two large subdivisions nearby (one is a proposed development of 500 new houses), and the surrounding farms gives strong support for the gasoline service station business. Recreation traffic to various lakes on Chief Lake Road also increases as summer or the hunting season approaches.
The above information indicates a good income can be generated from the operation of a gasoline service station with a very convenient Interac banking card system.
